Longer stays and family relocation are changing the brief for Algarve property, with QP Savills reporting a shift in buyer intentions as schools and travel connections support life beyond the summer season.
The Algarve’s luxury housing market is acquiring a different rhythm. Alongside buyers looking for a summer address, agents are handling families and professionals who intend to spend months at a time in southern Portugal. That change is putting schools, working space and connections outside the holiday season into the same conversation as beaches, golf courses and the quality of the house itself.
Recent figures from Quinta Properties, now branded QP Savills, give that shift a commercial context. In an August 2026 market update, co-owner and director Kerstin Buechner reported almost €200 million in agreed property sales during the first seven months of the year, compared with €97 million a year earlier. The agency’s average agreed sale price rose from €2.2 million to €3.7 million.
These are the firm’s own agreed-sales figures, reflecting its particular mix of properties. They provide a window into activity at the upper end of the Algarve market, where the question of how a home will be used is becoming central to the transaction.
A second home with a longer season
QP Savills’ May 2026 report describes a marked change within its own client base. Historically, more than 80% of its clients bought for holiday use. The firm now estimates that approximately half purchase with the intention of spending extended periods in Portugal or relocating with their families. It associates that change with more flexible working arrangements and the ability to run a business remotely.
Iain Begg, QP Savills’ senior sales director for Quinta do Lago and Vale do Lobo, addressed the same development in the company’s 2026 property book, published in June: “Quinta do Lago and Vale do Lobo have increasingly become year-round communities.”
In that published answer, Begg linked longer stays and permanent residence to improvements in international connections, schools and infrastructure, alongside remote working. His perspective also reflects personal experience. According to his company biography, he moved to the Algarve in 2022 after 16 years in London’s prime residential market, and his children attend school locally.
That distinction between a holiday purchase and an extended-stay home changes the practical brief. Space for working, access to education and the ability to maintain familiar routines become part of the property decision. The attraction rests increasingly on what surrounds the home throughout the year.
The infrastructure behind longer stays
Airport data provides a separate measure of how the region’s international connections have developed. In December 2025, operator ANA reported that Faro airport had passed 10 million passengers for the first time. Its network then covered 77 destinations in 22 countries, with 33 airlines operating. New routes introduced during the year included Newark, Helsinki and Reykjavik.
The seasonal detail is particularly relevant to the longer-stay story. ANA said winter traffic had more than doubled between 2015 and 2025, and that winter 2024/25 was its strongest on record. Those figures measure airport use rather than property demand, but they demonstrate a transport network supporting activity beyond the summer peak.
Education supplies another concrete part of the picture. Nobel Algarve’s Almancil campus, which opened in 2020, now describes provision for ages three to 18. Its programme follows England’s national curriculum, with IGCSE examinations followed by International Baccalaureate or BTEC pathways. The campus includes science laboratories, a library and multimedia centre, and sports facilities.
For a household considering a full school year in Portugal, those are practical considerations. They help explain why an established residential area and its surrounding services feature so prominently in the buyer conversations reported by local agents.
What buyers expect from prime property
The changing pattern of use coincides with greater activity in expensive, completed homes. Buechner’s August update reported stronger interest in properties above €5 million and a preference for houses ready for immediate occupation. The agency’s May report placed typical villa transactions in Quinta do Lago and Vale do Lobo at €8,000 to €12,000 per square metre, with exceptional properties above €15,000.
Those are the agency’s observations of the prime segment. They describe a market in which design, finish and established surroundings carry substantial weight, and where longer intended occupation gives everyday amenities a more prominent role.
Begg has also discussed that connection in Savills’ Portfolio coverage of sports facilities and international buyers. He described investment in training and exercise facilities at Quinta do Lago and Vale do Lobo, and the inclusion of gyms, saunas and other fitness spaces in larger homes. His observations place the property within a wider network of activities that owners can use regularly.
From resort address to residential base
The distinction is visible in the homes themselves. A seven-bedroom Quinta do Lago villa currently presented by QP Savills includes an office with natural light, several guest suites and separate indoor and outdoor living areas. Those features illustrate how a single property can accommodate working, visiting relatives and extended occupation as well as holidays.
For international households comparing European bases, the Algarve story therefore has several measurable elements: an agency reporting a larger share of extended-stay buyers, substantial growth in winter airport traffic, and established schooling through the later teenage years. Together, they support a broader residential role for an area long associated with seasonal visits.
The immediate consequence is a wider definition of the property being bought. The house remains central, but the school calendar, travel connections and facilities around it increasingly determine how much of the year its owners can spend there.
